Controlling Persistent Bathroom Odours

Nowhere is a clean sanitary environment more important than in the bathroom. Unfortunately, persistent odours that are often present in washroom and bathroom environments can be very difficult to remove if the correct products are not used. How many people have cleaned a bathroom to the best of their ability only to have the odour return again and again? When the perfume dissipates, the odour returns.

So what exactly is the problem?? When urine dries it forms a crystalline structure that cannot be removed by regular detergents and disinfectants. In fact, when re-wetted with normal cleaners and disinfectants the urine deposits are reactivated and the odour returns rather that disappears. In essence, normal cleaning methods can make the problem worse.


Initial Cleaning

On the first occasion a bathroom or washroom is cleaned you should assume that the soil has been spread from the floor right up the walls and even on the ceiling. Practically your initial clean should start at the top and work down the walls.
  • Remove the air filter grate (if present), wash with Agar Fresco (an all-purose washroom cleaner) and rinse with water. Replace the grill.
  • Also clean the walls with Fresco (take care to test on a small area of painted surfaces).
  • Throroughly clean all tiled areas with Fresco. Clean from the top down.
  • Clean all surfaces and objects in the bathroom using Agar Lemon (a commercial-grade disinfectant), including the floors.


Periodic Cleaning

A 'total' bathroom clean should be performed on a weekly basis. This should include cleaning floors and walls. To neutralise urine deposits Agar Floral (deodorising detergent) should be used.

Foam cleaning will accomplish this task in a fraction of the time it takes compared to conventional 'wet cleaning'methods. In fact, foam cleaning has been recognised for many years in industrial environments as a more effective and more efficient way to clean large areas. Foam clings to vertical surfaces and can be applied to an area in a fraction of the time of conventional wet cleaning methods.


Foam Cleaning

Apply Agar Chloradet (detergent sanitiser). Start at the tops of the walls and work towards the bottom. Apply foam to the entire bathroom; walls, floors, toilets, urinals, sinks and basins. Allow 3-5 minutes to work and then scrub with a doodle bug. When finished simpl wash away with water. In areas where drainage is not abundant a defoamer may be used to 'kill' any excess foam.

CAUTION: Do not apply foaming cleaners to painted surfaces without first checking to see if the paint is effected.

When finished the bathroom should be left 'sparkling clean' and free of any odours. For residual deodourisation spray a small amount of Agar Breeze behind toilets.


Investigating and Removing the Cause of Bathroom Odour

Where is the problem? Urine deposits (uric acid salts) fluoresce under ultra violet light (black light). Residual urine deposits can easily be detected using a "Black Light" when the lights are turned off.

Applying Chloradet deactivates the crystallised urine deposist rendering them inactive. It also kills the bacteria which feed off the residues and which contribute to the ongoing odour problems. Simply spray Chloradet directly onto urine deposits and the source of the odour is neutralised within seconds.


Removing Mould and Mildew

The moisture present in the bathroom promotes the growth of mould and mildew which cause unpleasant odours. Spores thrive in high humidity room temperature environments. Mould and mildew cannot be removed by normal cleaning practices. However, sodium hypochlorite is very effective in removing mould and mildew. The regular use of any of Agar's acidic bathroom cleaners will be effective in the prevention and removal of mould and mildew.

CAUTION: Concentrated sodium hypochlorite can be a particularly dangerous chemical if not handled with care. Never mix chlorine with an acid. Chlorine is extremely corrosive to metals and metal alloys and can react with a wide array of different products.


Additional Advice

Initial inspection
A black light inspection of the bathroom prior to commencement will show where urine crystals have spread to and the level of background bacterial contamination.

Old toilet brushes
If there is an old toilet brush in the bathroom and it is looking rather poorly, then throw it out and start again. It is probably cheaper to get a new brush and housing than have a persistent odour arising from behind the toilet area.

Bathroom ventilation
When persistent odours are present in a bathroom be sure to check the ventilation. If the ventilation is extraction only, after cleaning the grill, check the air flow by placing a piece of paper next to the grill (it should be held against the vent).
